Hidden Property Defects in Dubai: What Handover Walkthroughs Miss

Most property defects in Dubai are not the ones you notice on a walkthrough. A scuff on a wall or a loose handle is obvious and gets fixed before you even ask. The defects that cost real money are the ones hidden behind finishes, buried in walls, or only revealed when a system is actually put under load.

These are the defects that matter most: waterproofing failures that only show up after the first heavy rain, MEP faults that only appear once the AC has run for a full summer, and structural issues masked behind fresh paint and neat tiling. A visual walkthrough will not catch most of these. A proper inspection is built to.

Defects that hide behind a good finish
Waterproofing
Bathrooms, balconies, roofs and wet walls. A membrane failure will not show until water finds its way through, by which point it has usually reached the structure or the unit below.
Electrical
Sockets and switches that look fine but were never load tested. Miswired circuits, missing earthing, and DB boards that pass a glance but fail under real use.
AC and ventilation
Units that run for five minutes on a viewing but were never checked over a full cooling cycle. Poor drainage, undersized ducting and condensation leaks show up later, not on day one.
Plumbing
Low water pressure, slow drainage and hidden pipe leaks behind walls or under flooring. These rarely announce themselves until a stain appears or a bill spikes.
Structural
Hairline cracking, movement around openings, and balcony or balustrade fixings that were not installed to specification. Cosmetic repairs can mask a structural concern rather than fix it.
Workmanship shortcuts
Tiling laid without proper adhesive coverage, joinery that was never leveled, and finishes that were rushed to hit a handover date rather than a standard.
Why these defects get missed

The handover walkthrough is rushed
Most buyers spend under an hour in the property before signing. That is enough time to check the finishes look right, not enough to test every system.

Attention goes to what is visible
Paint, tiling and fittings get the scrutiny. What is behind the wall, under the floor, or inside the AC unit does not get looked at at all.

The defect liability period passes unused
Developers are obligated to fix issues reported within the warranty period. Without an inspection, that window often closes before anything is found.

The problem surfaces after you are responsible for it
A leak stains a ceiling, an AC unit fails in summer, or a crack widens. By now, the repair is on you, not the developer.

Finding a hidden defect after handover almost always costs more than the inspection would have. A waterproofing repair, an AC replacement or a structural fix runs into the thousands, and by then the developer’s obligation to cover it has usually expired.
